Where fire work is needed, asbestos is usually there first.

Older blocks hide asbestos in exactly the places compartmentation has failed: risers, ceiling voids, cupboards and service penetrations. Most fire-stopping contractors have to stop and wait for a licensed removal firm. We are the licensed removal firm.

  • One mobilisation. Our own surveyors run the targeted asbestos survey, our licensed crew strips and clears, our Q-Mark installers seal, all in one programme.
  • One set of RAMS and one liaison. Residents get a single letter, a single point of contact and one set of dates.
  • One handover pack. Air tests, clearance certificates, pinned and photographed seal records and the BM TRADA record of installation, in one file.

Every fire-stopping breach in the common areas of an 18-level tower pinned, photographed and given a remedy in Bolster, ground to 17th floor, then a phase-one programme built from it at 1.5 days per floor working from the top down. Our own surveyors ran the targeted asbestos survey first and found textured coating above the false ceilings, so the fire crew would know exactly what it was drilling into.

Result: a 226-location survey report and a 43-day programme covering the asbestos survey, two days of mobilisation and 36 days on the tools.

Result: a floor-by-floor report with "Installed" against each pin, ready for the landlord's building safety case.

Phase-one fire stopping through the common areas and risers of both towers, plus a separate two-week package forming new 670 mm riser openings with lintels and fitting fire-rated access doors on the top floors. Before anyone drilled, our asbestos crew scraped the asbestos-containing coatings under notifiable non-licensed conditions, wetting, HEPA vacuuming and sealing the waste.

Result: 477 locations at Kingston Court and 398 at Manvers Court recorded in Bolster, each photographed and rated at 60 minutes, with full-building reports issued in May 2025 and the fire works never waiting on a second contractor.

Fire Safety (England) Regulations 2022
Regulation 10: quarterly checks of communal fire doors and annual checks of flat entrance doors in residential buildings over 11 metres. We carry out the checks and the remedials.
Building Safety Act 2022
Golden thread: a maintained digital record of the building's safety information. Our per-penetration and per-door records are built for it.
Regulatory Reform (Fire Safety) Order 2005
Article 9: a suitable and sufficient fire risk assessment, which we deliver to PAS 79 and then act on.
Control of Asbestos Regulations 2012
Regulation 4 puts the duty to manage on the building owner. Regulation 8 requires an HSE licence for the higher-risk removal work we carry out; ours runs for three years, the longest term the HSE grants. Licensed work is notified 14 days ahead on form ASB5.
Building Regulations Approved Document B
Compartmentation: fire-resisting construction, cavity barriers and sealed openings, the standard our remedial works restore with tested systems under Q-Mark STD 05b.

A family firm with the licence to prove it

A McHale family business with asbestos roots going back to 1979, trading as Leeds Environmental from 2019 and as LE Group since 2023. Directly employed crews, our own plant, and a management team that has worked on the tools.

The McHale family founded its first asbestos business, MCP Environmental, in Bradford in 1979 and grew it to 125 staff before selling it in 2015. The partnership that became LE Group was registered in 2012, and Leeds Environmental began trading in 2019 from a one-acre depot on the Whitehall Industrial Estate in Leeds, a mile from the M621, as a specialist environmental contractor for housing associations, councils and main contractors across the North and Midlands.

The HSE granted our first asbestos licence in August 2020 and upgraded it to a full three-year licence at the first renewal. ISO 9001, 14001 and 45001 followed in December 2020, then BM TRADA Q-Mark certification for fire stopping, fire door installation and fire door maintenance in 2023, the year we became LE Group LLP.

Today the business runs three departments under one audited management system: passive fire, with its own compliance manager, risk assessor, surveyors and installers; asbestos surveying, run as an independent inspection body so the surveyors never mark their own homework; and asbestos removal, led by a contracts manager with pre-works planning, supervisors and directly employed operatives. Nothing is subcontracted except independent analysts and licensed scaffolding.

We put our name to it: the Building Mental Health Charter pledge signed in 2024 with a trained mental health first aider on the team since 2022, a Modern Slavery policy, right-to-work checks on every employee, and a minuted monthly meeting where safety, audit results and client feedback are standing items.

Can you do the fire stopping and the asbestos removal in the same visit?
Yes. We hold BM TRADA Q-Mark certification for fire stopping and fire doors and a three-year HSE asbestos licence, with our own operatives for both. We survey the voids first, price any asbestos removal into the package, and the same crew removes, seals and certifies. No second contractor, no stopped programme.
How often do fire doors in a block of flats have to be checked?
Under the Fire Safety (England) Regulations 2022, responsible persons for residential buildings over 11 metres must check communal fire doors every three months and flat entrance doors every twelve months. We run the checks, record each door with photographs, and carry out the adjustments, seals, closers and replacements on the same visit under Q-Mark STD 058.
What is a compartmentation survey and what do we get at the end?
A survey of the compartment lines in the building: penetrations through walls and floors, cavity barriers in voids, and the fire doors. You get a photo-referenced defect schedule with costed remedials for every item, and once the work is done, a record per seal and per door written for the golden thread and your fire safety register.
Are you third-party certified?
Yes. BM TRADA Q-Mark certificate 2713 covers fire stopping installation (STD 05b), fire door installation (STD 052) and fire door maintenance (STD 058). Our ISO 9001, 14001 and 45001 systems are certified by Alcumus ISOQAR, and we are members of ASFP, FIA, IFSM and ACAD. Certificates are supplied with every tender.
Which areas do you cover?
England, Scotland and Wales from depots in Leeds, Warrington and Birmingham, and the Republic of Ireland from Longford under Irish law. Northern Ireland is covered from the UK depots.
How quickly can you start?
Fire stopping and fire door works start as soon as the survey and specification are agreed. Licensed asbestos removal needs 14 days' notice to the HSE on form ASB5, which we submit at survey stage so the notice period runs while the programme is being finalised. Reactive works mobilise from the nearest depot.
