in occupied buildings. Licensed asbestos removal from the same team.

Every fire-stopping breach in the common areas of an 18-level tower pinned, photographed and given a remedy in Bolster, ground to 17th floor, then a phase-one programme built from it at 1.5 days per floor working from the top down. Our own surveyors ran the targeted asbestos survey first and found textured coating above the false ceilings, so the fire crew would know exactly what it was drilling into.

Result: a 226-location survey report and a 43-day programme covering the asbestos survey, two days of mobilisation and 36 days on the tools.

Fire stopping to common areas and service risers recorded pin by pin in Bolster: every location numbered and photographed before and after, with the product and measurement logged. On the upper ground floor alone, cable penetrations mastic-sealed, linear joints beaded, missing board replaced with 15 mm fire-rated plasterboard, cables re-fixed with 31 metal ties, and holes compounded with 50 mm ablative batt, all to 60 minutes.

Result: a floor-by-floor report with "Installed" against each pin, ready for the landlord's building safety case.

Phase-one fire stopping through the common areas and risers of both towers, plus a separate two-week package forming new 670 mm riser openings with lintels and fitting fire-rated access doors on the top floors. Before anyone drilled, our asbestos crew scraped the asbestos-containing coatings under notifiable non-licensed conditions, wetting, HEPA vacuuming and sealing the waste.

Result: 477 locations at Kingston Court and 398 at Manvers Court recorded in Bolster, each photographed and rated at 60 minutes, with full-building reports issued in May 2025 and the fire works never waiting on a second contractor.

Floor-by-floor survey of a five-level block: head-of-wall linear joints up to 28 m long needing intumescent beads, foam-filled voids to be cut out and replaced with batt and mastic, unsealed pipe and cable penetrations, missing pattress details, pipe collars. Inaccessible voids above fire hatches were flagged, not guessed.

Result: an action-required schedule the landlord can price, phase and put in front of the fire authority.

Fire risk assessment actions closed across general-needs and independent-living blocks in Beeston, Stapleford, Eastwood, Bramcote and Chilwell: fire stopping, FD30S meter cupboards and overboxes, EI30 fire-rated glazing, 34 wall openings boarded in fire-line board and decorated, 26 double fire-board panels, door closers, stay-put and no-smoking signage, and a door-by-door schedule at Martell Court.

Result: every action logged as approved, pending or query, so the council can watch its FRA close down block by block.

Ceilings overboarded with 15 mm fire-rated plasterboard and every service penetration through them fire-stopped and Q-Mark labelled, with staff briefed before work started, work areas barriered and signed, battery tools and detectors protected.

Result: before-and-after photographic completion packs for each office, handed over with the installation records.

Sixty-minute Q-Mark seals around boiler flues, pipes, ducts and cables in plant rooms that stayed live: five boiler flues at Leeds University, cable penetrations at Holy Trinity school in Bury, the boiler room at Manor Court in St Helens, eleven seals at the Robert Bakewell Building in Loughborough, and the boiler room and security hut at the Manchester Arndale Centre while it traded.

Result: a BM TRADA record of installation with before and after photos for every seal, signed by our approved person.

Loose asbestos insulation debris removed from the boiler-room walls of a library that stayed open above: scrape and shadow-vac under negative pressure, two coats of encapsulant, fine clean, decontamination unit in the car park and a transit route that kept the public clear.

Result: passed supervisor visual, analyst visual, air test and four-stage clearance first time.

Rolling programme of licensed insulating-board removals from external stores on a tenanted estate, residents out for the removal or kept in where a second door allowed, plus textured-coating scrapes, floor tiles and window mastics ahead of planned works.

Result: eleven licensed removals in eleven working days in the first month, 60 completed homes in 2024 and 115 more in 2025, every one cleared by an independent UKAS analyst.

Thermal insulation residue stripped from three areas of plant-room wall to make way for a new boiler flue, with the enclosure built to the external doors so the surgery kept seeing patients, then redundant pipework and brackets removed with an environmental clean.

Result: the independent analyst passed all four clearance stages, recorded no dust on dismantling, and the plant room went straight back into use.

Asbestos textile gasket removed and the loft void inspected under controlled conditions inside a working civic building, with segregation and signage keeping staff clear. One of 70 project reports across the council's estate in 2023: Central Library, New Smithfield Market, libraries, parks, nurseries and a cemetery.

Result: signed off free of dust and debris and handed back for normal occupation the same day.

Reactive removals in retirement housing for over-55s across Cumbria, Tyne and Wear and Yorkshire: textured coatings, floor tiles, insulating-board boxings and ceilings, each on its own work order and plan of work, with a liaison call before every visit because every resident is classed as vulnerable.

Result: a four-year running relationship with every order logged to completion, and passive fire works added for Anchor from 2022.

Full and targeted refurbishment surveys of 1950s brick and BISF council homes ahead of kitchen, bathroom, roofing, rewire and loft-clearance programmes: booked by appointment, two surveyors, sample points sealed before leaving, bulk analysis by a UKAS laboratory.

Result: at one address, 17 samples, four very-low-risk materials logged and the report quality-checked eight days after the visit, so the trades could plan around it.

Dust and debris sampled from above the hardboard linings under the cement roof of an operational vehicle depot without stopping the yard, followed in October by a targeted refurbishment survey of the depot offices.

Result: chrysotile confirmed by a UKAS laboratory and removal recommended, giving the client a clear next step instead of an open question.

Asbestos-cement debris in poor condition cleared from the ground and cabins around a park outbuilding, behind Harris fencing to keep the public out, with an analyst on site for personal, background and reassurance air monitoring.

Result: the park stayed open, and repeat visits through 2023 were recorded in Assure360.
